What moves the price

Where NYC bathrooms get expensive.

Keep the plumbing where it is

Moving a toilet or shower drain means opening floors, a licensed master plumber and often a DOB filing. Keeping locations is the biggest saving.

Tile & waterproofing

Labor-heavy and worth getting right. Large-format porcelain is often quicker to install than small mosaics.

Tub to shower conversions

Popular and usually allowed, but in co-ops the board may require a new waterproofing membrane and an inspection.

Old pipes behind the walls

Pre-war buildings can hide galvanized or cast-iron pipes. A contingency of 10–15% covers most surprises.

Alteration agreement & board review

Most co-ops and many condos require a signed alteration agreement before work starts, plus review of your plans. Expect application and processing fees, often a few hundred dollars, and architect review fees that commonly run $1,000 to $2,000.

Refundable security deposit

Buildings often hold a deposit against damage to common areas, commonly $5,000 to $20,000, returned after the job closes out.

Architect & filings

Plumbing changes, moved walls or “wet-over-dry” layouts usually need drawings and a Department of Buildings filing. Soft costs (plans, filings, inspections, insurance) commonly add $5,000 to $30,000.

Work-hour rules

Many buildings limit work to weekdays, roughly 9 to 5, and some ban summer renovations. Shorter workdays stretch timelines and can raise labor cost.
